About Farmer : The Farmers have given their land to Authority for Sectors development and they get 7% of developed plot on this land against the total size of their land given to Authority.

 

Location : These plots are given nearby Farmer villages. 

 

Sizes: The size of these plots starts from 100 meter to 2000 meters. 

 

Resale : These plots are available in resale, both registered as well as unregistered.  For current resale price please visit our Resale Page.

 

Circle Rate : Rs. 7500/- per sq meter.

 

Transfer & Registry : The allotment of 7% farmer plots is given in the name of farmer, thus first registry is mandatory in favor of Farmer who is allottee.

After Farmer Registry, farmer will do registry in favor of Buyer.

 

Possession: The possession will be done after registry only.

 

Commercial Use: These plots are residential thus only 50% of these plots can be used as semi commercial and only limited types of businesses can be done like GYM, clinic, guest house, coaching center etc.

Que: Why these plots are cheaper than general plots?

Ans: These plots are cheaper because these are located near village and allotted to farmers. In farmer quota plots not all farmers sell all the plots, thus there is mixed gentry in this sector. The roads are generally not wider than general plots, the Park and other facilities are also not like general plots. In farmer plots sector, the road is generally open to village as these are allotted to village farmers. - Pradeep

 

Que: Why unregistered farmer plots are cheaper than registered farmer plots?

Ans: The registered farmer plots can be transferred immediately where the unregistered plots can’t be transferred immediately and that is the key reason why farmer plots are cheaper than unregistered 7% plots. - Pradeep

 

Que: What are unseen challenges and risk to buy unregistered farmer plots?

Ans: There are several challenges and risks to buy unregistered farmer plots and that is the reason our company SQUARE METERS Realtors don't’ deal in unregistered farmer plots. I have listed key reasons why a person should avoid buying unregistered farmer plots.

1. The unregistered plots are transferred immediately, these plots can be transferred only when the farmer get his plot’s registry done. It may take several months to several years and rates may go high during that time. Thus there is big risk to get these  plots transferred on buyers name after price appreciation.

2. As these plots are sold on the registered agreement to sale, there is always a risk to make the agreement disputed.

3. People buy plots on the basis of GPA but even in case of GPA, the farmer physical presence is required to get the registry and transfer done. Thus it will be mandatory for buyer to call farmer during the time of his registry.

Que: Why these plots are called semi commercial plots?

Ans: These plots are not semi commercial or commercial but few people call them semi commercial plots because these plots have a leverage to use them 50% as  commercial plots. These are not fully commercial plots  and only few listed types of business like coaching center, gym, workshop, clinic, beauty parlor, Guest House etc. can be  done in these plots.  - Pradeep

 

 

Que: Is Bank Loan available on these 7 percent Farmer quota plots?

Ans: Yes, loan is available on these  plots but only on registered plots. The loan is being easily processed by ICICI and HDFC bank on these plots if your profile is good rated but the loan amount is approved is too less as compared to general plots because of the government circle rate. The circle rate is too less as compared to general plots thus loan amount  approved is less for these plots because of the circle rate.  - Pradeep
